     Hey, I’m Jack Miranda! Ever since I was a kid, I’ve loved working outside and making lawns look their best. What started as a small side job quickly turned into a passion, and now, with LocalLawns, I get to help homeowners across Topeka keep their yards clean, green, and well-maintained.

     I believe in honest work, fair pricing, and treating my customers like neighbors—because that’s exactly what you are! When I’m not out mowing lawns, you’ll probably find me swimming or spending time with family, but no matter what, I’m always happy to help with your lawn care needs!

      Hello, I am Ben VanDerSluis! Since I was 12 years old, I’ve been out enjoying mowing grass for my parents and neighbors. Eventually, my small side hustle turned into something bigger over time: more clients, new equipment, and a new partner. We were able to expand across Topeka, and now with me and my partner, Jack, forming LocalLawns, I get to continue to do my passion of helping neighbors make their lawns look neat and clean. 

       I believe in treating our clients with respect, providing honest work, and fair prices. When I’m not working, I am typically spending time with family or practicing my trombone. I am always willing and happy to help you with any lawn care needs that you may have!

  • “What happens if it rains on my scheduled service day?”
    If rain makes mowing impossible, we’ll do our best to reschedule for the next available dry day. If our schedule is full, we’ll notify you and provide a timeframe for when we can come by and complete your service as soon as possible.
  • “How often should I have my lawn mowed?”
    During peak growing season, like April through the summer months, we recommend weekly mowing to keep your lawn healthy and well-maintained. As growth slows down in the fall, typically around September, we’ll automatically transition you to a bi-weekly schedule so you’re only receiving service when necessary.
  • "Can I set up a recurring service?"
    Yes! We offer both weekly and bi-weekly lawn care plans to keep your yard looking its best without the hassle of scheduling each time. Once you’re signed up, we’ll take care of the rest and ensure your lawn stays maintained throughout the season.
  • “Do you offer one-time services?”
    Yes, we do offer one-time lawn care services! However, please note that one-time services are priced higher than our recurring plans. Additionally, if the lawn is overgrown or requires extra work, the final price may be adjusted accordingly. For the best value and ongoing maintenance, we recommend our weekly or bi-weekly service plans.
  • “Do I need to be home when you mow?”
    Nope! As long as we have access to your yard, you don’t need to be home when we mow. If you’re scheduling an estimate, it’s best to be there so we can discuss any specific needs, but if you can’t make it, no worries—we’ll assess your lawn and provide you with our estimate afterward.
  • “What happens if my grass is too wet to mow?”
    If the ground is too wet, mowing may cause damage to your lawn. In this case, we’ll reschedule your service and notify you of the new timeframe.
  • "How do I cancel or reschedule a service?"
    If you need to cancel or reschedule, just let us know at least 24 hours in advance. We’ll do our best to accommodate your schedule!
  • "Do you do lawn treatments?"
    At this time, we focus on providing high-quality mowing, landscaping, and general lawn maintenance as listed in our services. Since we’re a newer business, we’re prioritizing building a strong foundation before expanding into additional services like lawn treatments. However, as we grow, we may offer more services in the future!
  • "Do you offer tree removal services?"
    We don’t currently provide large tree removal services. However, if a tree has fallen, we can cut it up and haul it away for you—provided there are no power lines involved. We also make exceptions for smaller trees. You can find pricing details for this under our Yard Cleanup service category. In the future, we may expand our services to include full tree removal.
  • "Do you bag the grass clippings?"
    By default, we save you money by mulching the grass clippings, which helps return nutrients to your lawn. However, if you’d prefer bagging—whether every time or just occasionally to help reduce thatch buildup—we can do that too! We also bag the grass and leaves for our leaf removal service.   • "What areas do you serve?"
    We primarily serve Topeka, KS, and nearby areas. If you’re unsure if you’re within our service range, feel free to reach out!
  • “What if my lawn has a lot of leaves?”
    If your lawn is covered in leaves, we may need to charge our additional bagging or leaf removal fee. You can also check out our Leaf Removal service for full leaf removal options.
  • “Do you offer edging and trimming?”
    Yes! Every mowing service includes professional edging along sidewalks, driveways, and flower beds, as well as trimming around your house, fences, trees, and other obstacles. Due note that if your lawn is very overgrown on the edges, it may cost a little extra the first time.
  • “Can you mow if I have pets?”
    Yes! We just ask that you keep pets inside while we mow to ensure their safety. Also, please pick up any pet waste before our visit to avoid additional charges.
  • “How do I pay for services?”
    We make payments easy and convenient! At the end of each month, we’ll send you an invoice summarizing your completed services. You can pay using cash, check, or Venmo (@Local-Lawns). If you prefer to pay after each service instead of monthly, that’s perfectly fine! We will still send you an invoice at the end of the month, but it will reflect that your balance has already been paid.
  • “What if my gate is locked?”
    If you have a locked gate, please ensure it’s unlocked on your scheduled service day. If we can’t access your yard, we may have to reschedule, which can be difficult if we're fully booked.
